Case Study 1 - Complete two storey building

In 2004 Warehouse and Industrial Developments was approached by one of it’s customers in Guernsey, Channel Islands with a request to design and build a two storey building on the site of an existing old industrial unit which was to be demolished.


The new building had to meet a number of criteria as it was being built to be sub-let and the future occupier or their type of business was not known at that stage. There were also site problems to contend with and build-time restrictions.

The major problems were:

  • Very restricted site access.
  • Limited area for storage of materials.
  • One gable end was within 1.0m of a school boundary, with no access from the school grounds.
  • Distance from the company’s base.
  • Availability of materials/plant on the island.

Furthermore, a clear span mezzanine floor of 12.0m had to be incorporated into the building capable of carrying a UDL of 7.2kn/sq.m. This floor also had to have the capacity to support live storage racks if required.

The building also had to have 20 windows, 2 roller shutter doors and a main entrance door.

The final problem was that the steelwork and cladding had to be completed in a maximum of 3 weeks.

Following consultation with the client and his surveyor based in Jersey and a site visit and survey by Warehouse and Industrial Developments, a design and layout were agreed. Warehouse and Industrial Developments completed the structural design and forwarded drawings and calculations for submission to Building Control at Guernsey I. D. C.

Fabrication of the steel frame then commenced at Warehouse and Industrial Developments factory and finally all components for the complete building envelope and mezzanine floor were loaded onto 3 no 13.6m trailers at Warehouse and Industrial Developments premises in Llandovery. Haulage was by Condor Logistics who transported the goods to Portsmouth.

Due to problems with space on the site for craneage etc., Warehouse and Industrial Developments took it’s own lifting and access equipment, transporting them to Portsmouth by low loader, transferring to the ferry and then on to the site in St. Peter Port, Guernsey.
Six of the company’s erectors travelled with a fully equipped site van arriving in Guernsey early on Saturday morning.
The first trailer arrived on site at approx. 7.00a.m.and offloading began. As there was room on site for only one trailer at a time, the materials had to be loaded in the sequence in which they were needed.

The whole project was completed in less than 2 weeks, on a difficult site with serious access problems, thanks to careful planning and a dedicated and highly skilled workforce.
